Learn how to measure any residential or commercial lawn accurately using satellite imagery — no measuring wheel or site visit required.
Open BidSwift and navigate to the property's satellite view. Use the lead address to load high-resolution aerial imagery of the exact property you're estimating.
Look for all grassy areas on the property — front yard, backyard, side strips. Note what you are NOT measuring: the house footprint, driveway, patios, garden beds, and hardscaping.
Use the measurement tool to trace the perimeter of each turf area. Place points along the edges of the grass, following the natural boundaries of each zone.
Once the polygon is closed, the measurement tool calculates the area automatically. Review it for accuracy — does it match your visual estimate of the yard size?
Enter your mowing rate (typically $0.008–$0.015/sq ft depending on your market). BidSwift calculates the estimated price automatically based on measured area.
If the property has a steep slope, tight access, or heavy obstacle density (trees, garden beds), apply a labor multiplier of 1.1–1.3× to the base price.
With the measurement saved, generate the estimate and send a professional estimate link to the customer. The whole process — from address to sent estimate — typically takes under 10 minutes.
Always measure the actual turf area, not total lot size — a 10,000 sq ft lot may have only 6,000 sq ft of grass.
When in doubt, add a 5–10% buffer for measurement uncertainty on irregular-shaped lots.
High-resolution satellite imagery works for 95%+ of residential properties. New construction and rural properties may need a quick site visit.
